HUD Approved Housing and Financial Counseling

HUD approved housing / financial counselors, provide services to clients in the following areas:

First-time Homebuyer’s Pre-purchase Program
An educational program for clients interested in purchasing a home. Individuals and families must buy smart in order to own successfully. Information provided includes, but is not limited to, a disclosure of the roles of the many players involved, the current market, and what is an affordable mortgage. The client’s current financial capabilities are assessed through a detailed budget/financial management plan, and much more. Clients are referred by or to a variety of community programs operating specialty financing, down payment assistance, and/or affordable homes to be purchased.

Default and Foreclosure Counseling
Homeowners in default status who have fallen behind on mortgage payments, or are already in foreclosure status, receive assistance in resolving the problem. Counselors work with clients, helping them take all necessary steps to preserve their home. Successful foreclosure intervention depends on the counselor’s knowledge of community resources and of the mortgage industry (when acting as an advocate and mediator with HUD, the mortgage company, attorneys, or others who may be involved). Budget/financial management counseling provides clients with the necessary skills to effectively manage finances. In those situations when foreclosure cannot be avoided, relocation information is provided.

Home Equity Conversion Mortgage Counseling
Senior citizen homeowners are able to utilize the equity in their homes. FHA insured reverse mortgages are originated at a mortgage company. HUD requires that all homeowners receive counseling from a HUD-approved housing counselor, insuring that the client fully understands the mortgage. The counselor helps the client make an informed decision. Neither the counselor nor the agency benefit in any way from the homeowner’s decision. Clients are also referred for assistance from community-based programs according to individual need.
